Pre-Shipment Inspection for Container Houses
Updated 2026-11-01 · JIUJIAN GLOBAL technical team
Inspect six things: external dimensions and squareness, panel joint sealing and corner flashing, door and window operation with the seals compressed, electrical insulation resistance and earth continuity, wet area water test and drain falls, and lifting points with the centre of gravity marked. Photograph each check with the module serial visible and keep the record for warranty claims.
Container houses fail at the joints. The structure is usually adequate, the panels are usually the specified thickness, and the failure that shows up in the first monsoon is a run of sealant that was applied too thin at a corner.
Six checks
| Check | Method | Accept |
|---|---|---|
| Dimensions and squareness | Tape across both diagonals of the floor | Difference under 10 mm |
| Panel joints and flashing | Visual plus water spray at corners and roof edge | No ingress after 5 minutes |
| Doors and windows | Open and close, check seal compression, lock alignment | Single-handed operation, even seal line |
| Electrical | Insulation resistance, earth continuity, RCD trip test | Values recorded on the report |
| Wet areas | Fill and drain the shower tray, check fall to drain | No standing water, no leaks below |
| Lifting points | Confirm four or six points, marked centre of gravity | Marked and matching the lifting plan |
What to photograph
Photograph each module's serial plate, all four elevations, the roof edge, the electrical panel with the breaker labels visible, the wet area after the water test, and the packing before the doors close. Store the images by module number. When a client reports a defect on site, the inspection record decides whether it left the factory that way.
Who should inspect
- Supplier's own QC: always required, but it is the supplier marking its own work.
- Your engineer: the strongest option if you have someone in the region.
- Third-party inspector: SGS, BV, TUV or a local agency; book two weeks ahead and give them the checklist above.
Packing and loading
Check that corner protection is fitted, that loose items are boxed and listed, that doors are locked with the keys labelled per module, and that the container is loaded so the weight is distributed over the floor beams rather than the panel edges. Take a photo of the sealed container number and the seal number; both go on the shipping documents.
