Container House Warranty and After-Sales: What to Contract For
Quick answer

Expect a structural warranty of 10-20 years, panel and finish warranty of 5-10 years, and electrical and appliance parts of 12-24 months. Make the claim process concrete: photo evidence, module serial, a named contact, a response deadline, and an agreed split of spare-part freight. Ask for a spare-parts list with prices at handover.

Warranty periods are the easy part of the negotiation. The part that decides whether a defect gets fixed is the claim procedure: who you write to, what evidence you send, and who pays to move the part across an ocean.

Typical coverage

ElementCommon periodNotes
Structural steel frame10-20 yearsAgainst structural failure under design loads
Panels and cladding5-10 yearsAgainst delamination and coating failure
Doors, windows, hardware12-24 monthsOperation and sealing
Electrical components12 monthsExcludes site wiring by others
Appliances and AC12-24 monthsUsually the appliance maker's warranty

Making the claim process work

  • Name a single warranty contact and an email address in the contract.
  • Require a response within five working days and a remedy plan within fifteen.
  • Define the evidence: photos, module serial, date of installation, description of the fault.
  • Agree the freight split and a minimum claim value so small issues are handled locally with a credit.
  • Ask for a spare-parts price list at handover, valid for at least two years.

Design decisions that reduce claims

Standardise the panel and window sizes across the project so one spare fits several units. Specify replaceable cladding rather than a monolithic finish. Keep the as-built drawing set and the inspection report; both shorten every later conversation. For coastal sites, add a maintenance interval for sealant and fixings to the handover document, because most "panel failures" in coastal projects are fastener corrosion.

What to put in the contract

Warranty period per element, claim procedure, response deadlines, freight allocation, spare-parts availability, and the documents handed over at completion. Our contract checklist lists the remaining clauses, and quality control explains the factory checks that feed the inspection report.

FAQ

What is normally excluded from a container house warranty?
Damage from transport after handover, installation by others, modifications, normal wear, and failures caused by overload, flooding or unauthorised electrical work. Read the exclusions before comparing periods.
Who pays freight on warranty parts?
Usually the buyer pays freight and the supplier supplies the part free. Negotiate a threshold, for example the supplier covers freight on claims above a stated value or within the first 12 months.
Should I keep spare parts on site?
Yes for remote projects: door locks, window handles, sealant, a set of cladding panels and two breakers. The cost is small compared with a two-week wait for a courier.
