Container House Contract Checklist
Updated 2026-11-01 · JIUJIAN GLOBAL technical team
Check ten clauses: scope and quantities, approved drawings as a contract annex, dimensional and finish tolerances, packaging, delivery date measured from deposit and drawing approval, inspection rights, title and risk transfer, warranty and claims, change control, and dispute forum. Attach the drawing set, the specification and the packing list to the contract; a contract without annexes is an argument waiting to happen.
Container house disputes are usually not about the price. They are about whether the delivered unit matched the drawing, whether a 12 mm gap is a defect, and whether a two-week delay was the supplier's fault.
The ten clauses
| # | Clause | What to write |
|---|---|---|
| 1 | Scope | Unit types, quantities, included and excluded items |
| 2 | Drawings | Approved drawing set as an annex, version controlled |
| 3 | Tolerances | Dimensional and finish tolerances with reference photos |
| 4 | Packaging | Corner protection, loose-item list, labelling per module |
| 5 | Delivery date | Counted from deposit plus drawing approval, with a milestone schedule |
| 6 | Inspection | Right to inspect before packing, third-party appointment window |
| 7 | Title and risk | Matches the Incoterm; state where risk transfers |
| 8 | Warranty | Periods per element, claim procedure, response deadlines |
| 9 | Change control | Written change orders with price and schedule impact |
| 10 | Disputes | Governing law, forum, language of the contract |
The annexes matter more than the body
Attach four documents: the approved drawing set, the technical specification, the packing list format and the inspection checklist. When these are annexes, a dispute becomes a comparison of documents rather than a debate about intentions. Version-control them: the first drawing is rarely the one you want built.
Change control
Every change after drawing approval should produce a written change order stating the new price, the new delivery date and who bears the cost of material already purchased. Without that discipline, changes accumulate silently and appear as a variation invoice at shipment.
Payment and delivery linkage
Tie the final payment to documents you can verify: bill of lading copy, packing list, loading photos and the inspection report. Include a retention clause of 5-10 percent for 30-60 days on first orders; it is the simplest lever you have if commissioning reveals a defect.
