Spare Parts to Order With a Container House: A Practical List
Quick answer

Order consumables and fast-failing components with the units: sealant and touch-up paint in the panel colour, door locks and hinges, window handles and gaskets, corner and edge trim, spare panel sections, sockets and breakers, tap cartridges and shower heads, plus the tool kit specified for the assembly.

Spare parts are the cheapest line in a container house order and the one most often left out. The economics are simple: a part that costs a few dollars becomes a week of downtime when it has to be flown to a remote camp, and freight on a small parcel is frequently ten times the part value.

Consumables and finishes

  • Sealant cartridges in the specified grade, plus a matching primer
  • Touch-up paint matched to the panel and frame colours — record the colour codes with the delivery documents
  • Vapour-barrier tape and foam filler
  • Rivet and fastener packs in the sizes used on the unit, with the tool bits

Components that fail first

ItemWhy it failsSuggested quantity
Door locks and handlesHighest-use moving part in the unit1 per 5 doors
Door hinges and closersSettlement after transport, heavy use1 set per 5 doors
Window handles and gasketsUV degradation, wind-driven rain1 per 5 windows
Shower heads, tap cartridgesHard water, pressure surges1 per 5 wet rooms
Sockets and breakersVoltage spikes on generator supply2 per unit type
LED fittings and driversDriver failure, heat1 per 5 fittings
Corner and edge trimDamage during relocation2–4 pieces per unit

Panels and structural parts

Panel sections in the delivered thickness and core are worth a small allowance — enough to replace one damaged panel per 10 units. Corner posts and beams are rarely damaged unless something goes badly wrong during lifting, so these are usually ordered per project rather than per unit.

Tools and documentation

Ship the specific tools the assembly needs: the torque wrench, the bit sizes, the sealant gun, the panel lifting clamp. Add a printed copy of the assembly drawings, the electrical schematic and the plumbing layout, in the language the site team reads. Digital copies disappear with the person who received the email.

How to size the spare order

  1. Count the installed items per unit type from the packing list
  2. Apply the failure rate you are willing to tolerate over two years — 10 to 20 percent of moving parts is a reasonable start
  3. Add consumables at roughly one cartridge per unit plus a margin
  4. Confirm the parts are from the same batch as the fitted items, so they are interchangeable

Mark the spare parts box clearly, keep it out of the accommodation units, and record what is in it on the delivery documents. Camps that store spares in an unmarked container effectively have no spares.

FAQ

How much should we budget for spares?
A small percentage of the order value, concentrated on moving parts, sealants, matched paint and electrical fittings — the items that stop a unit being usable.
Should spares ship inside the unit containers?
Yes, wherever possible. Freight inside a container that is already going is effectively free, while a later parcel to a remote site is not.
Do we need a spare panel?
For camps of ten units or more, one spare panel per ten in the delivered thickness is a sensible allowance against transit or relocation damage.
