Container House Installation Guide
Updated 2026-11-01 · JIUJIAN GLOBAL technical team
Prepare and level the foundation, confirm lifting points and crane capacity, place the base module, unfold or assemble the panels, fit roof and corner trims, seal all joints, connect services, then commission: doors, windows, electrical tests and water test. A folding or expandable unit is typically habitable within a day of placement; a flat pack kit takes several days per unit with a trained crew.
Installation quality decides how the unit performs in the first rainy season. The sequence below applies to all four product families, with the differences noted.
Sequence
| Step | Action | Check |
|---|---|---|
| 1 | Foundation and level check | Within 5 mm, anchors in place, drainage away |
| 2 | Lifting plan | Weight, radius, sling angle, exclusion zone |
| 3 | Placement | Correct orientation, anchor immediately |
| 4 | Unfold or assemble | Panels seated, fixings torqued, no gaps |
| 5 | Roof and trims | Roof sealed, corner and edge flashing fitted |
| 6 | Sealing | All joints, penetrations and thresholds |
| 7 | Services | Electrical tests, water pressure, drain flow |
| 8 | Commissioning | Doors, windows, water test, handover record |
Folding and expandable units
These arrive essentially finished. Place the unit, release the travel locks, unfold the sections following the marked sequence, fit the roof panels and the hinge covers, then seal. The critical checks are the hinge seals, the floor joint between sections and the alignment of the roof panels. Most leaks traced to installation come from these three places.
Flat pack kits
Assembly is a construction task: base frame levelling, floor deck, wall panels in sequence, corner posts, roof structure, then the fit-out. Wind is the main risk during assembly, so plan the sequence to close the box as early as possible and never leave an open frame overnight in an exposed location.
Sealing: the part that is rushed
- Clean and dry the surfaces before applying sealant; dust and moisture defeat adhesion.
- Use a continuous bead at panel joints, not spot applications.
- Seal from the outside on the weather side, and provide a drainage path rather than trapping water.
- Check thresholds and door sills, which are the most common water entry points.
Handover
Record the serial numbers, photograph each unit, list keys, provide the as-built drawing and the commissioning test results, and give the site team a maintenance sheet: sealant inspection interval, drain clearing, and fastener checks in coastal areas.
