Key features
Knocked down for freight
Panels and frames nest into a compact pack, so a 40HQ carries several modules instead of one built unit.
Bolted on site
Four corner bolts per joint; a two-person crew closes a module in a few hours with hand tools.
Galvanised steel frame
Welded frame with corner castings, so units can be craned, stacked and later relocated.
Stackable to three levels
Corner castings and connector plates allow two and three storey blocks with external stairs.
29 m² open floor plate
A single module takes a canteen, a recreation room or an open-plan office without internal columns.
Two-module blocks
Two 40ft modules joined on the long side give a 58 m² hall for mess halls and training rooms.
Overview
The 40ft flat pack container house takes the same welded steel frame and sandwich panel system as the 20ft module and stretches it to a full 12-metre floor plate. Nothing changes in the way it is built, shipped or assembled — only the amount of clear floor you get per lifting operation. That makes it the most economical way to buy open space: one crane lift, one set of corner posts, one connection to the incoming supply, and a 29 m² room ready for fit-out.
Where the 40ft module wins
- Site canteens and mess halls where tables need to be laid out in rows
- Induction, training and meeting rooms for 20 to 30 people
- Open-plan site offices and document control rooms
- Recreation rooms, gyms and welfare buildings on long projects
- Retail, showroom and workshop units where a narrow module would break the layout
Because the module is a single 12-metre span, the interior has no intermediate columns. Partitions can still be added on the production drawing — an office with two enclosed rooms and a reception area, for example — without losing the structural simplicity.
How it is shipped and assembled
The module is partially disassembled at the factory: roof and wall panels are packed flat against the frame, and the whole unit travels as a standard 40ft footprint. On site a crane or telehandler lifts the frame into position, the panels are re-fitted and locked, the corner castings are bolted, and the electrics are connected to the incoming supply. Internal finishes, wiring, sockets and lights are installed and tested before packing, so the crew on site is only doing assembly, not construction.
Specification and options
Wall and roof panels are available in 50 mm EPS for cost-controlled projects, or 75 mm and 100 mm rock wool and glass wool where fire performance or a hotter climate matters. Floors are fibre cement board over steel purlin with PVC or laminate finish. Windows, doors, partitions, kitchenettes, sanitary pods and furniture are set per order on the production drawing, and the electrical system is wired to the destination standard (US 110V, EU/UK 230V, AU 240V).
What we need to quote
Send the layout, the number of users, the destination port and the local electrical standard. We reply with a specification sheet, a loading plan showing how many modules fit per container, and a unit price. Final dimensions and finishes are confirmed on the production drawing before production starts.

Flat Pack vs Folding vs Expandable vs Modular: Structural Comparison
The four families differ mainly in how much factory work travels with the module. That single variable drives shipping cost, crane needs, assembly hours and the resale value of the unit.
20ft vs 30ft vs 40ft Expandable Container Houses
Choosing between 20ft, 30ft and 40ft expandable container houses affects shipping cost, floor area and layout options. This guide compares shipped footprint, units per load, and typical configurations.
Electrical and Plumbing Systems in Container Houses
Most site problems are not structural. They are a 230 V unit wired to a 120 V supply, or a drain with no fall because the floor was built flat.
