Container House Lead Time: What Drives the Schedule
Updated 2026-11-01 · JIUJIAN GLOBAL technical team
Plan raw material procurement at 7-15 days, production at 3-7 days per flat pack unit or 1-3 days per folding or expandable unit once materials are in, inspection and packing at 3-5 days, booking and trucking at 5-10 days, and sea transit of 20-40 days depending on the route. A first order with custom colours or a non-standard layout adds two to three weeks.
Lead time is quoted as a single number and delivered as four processes. Knowing which one is on the critical path is what lets you negotiate a realistic date instead of an optimistic one.
The four clocks
| Stage | Typical duration | What can extend it |
|---|---|---|
| Material procurement | 7-15 days | Custom panel colours, special glass, imported hardware |
| Production | 3-7 days per flat pack unit; 1-3 days per folding or expandable unit | Non-standard layout, wet core fit-out, electrical spec |
| Inspection and packing | 3-5 days | Third-party inspection booking, rework |
| Booking, trucking, loading | 5-10 days | Peak season space, inland haulage distance, port congestion |
| Sea transit | 20-40 days | Route, transhipment, carrier schedule changes |
Where schedules actually slip
- Drawing approval. Two weeks lost at the approval stage is two weeks lost at the end. Assign one person to approve, with authority.
- Specification changes after production starts. Changing the electrical layout once panels are cut means remaking them.
- Inspection appointment. A third-party inspector needs notice; book before production finishes, not after.
- Container space in peak season. Book the sailing when you place the order, not when the goods are ready.
- Payment timing. A balance that arrives after production is complete but before loading holds the whole shipment.
How to compress the schedule without paying for air freight
Standardise the specification so panels and windows come from stock. Approve drawings within 48 hours. Split a large order into two shipments. Pre-book the sailing. And agree in the contract that the lead time counts from deposit plus approved drawings, in writing, so both sides measure from the same point.
What to ask for in the offer
Ask for the production schedule by week, the sailing options with transit time, and the cut-off date for specification changes. A supplier who cannot give you a weekly schedule will not be able to explain a delay later. For the inspection stage see pre-shipment inspection; for the shipping documents see shipping documents checklist.
