Which Incoterm to Use for a Container House Order — and What It Costs You

FOB suits buyers with their own freight forwarder and is the cleanest basis for a letter of credit; CIF shifts the booking to the seller but not the risk after loading; DAP puts the seller at your site gate with import clearance still yours; DDP makes the seller responsible for duty and is rarely offered except at a premium.
Incoterms are four letters that decide money and risk on every container house shipment. They are also the most common source of mismatch between a quotation and an invoice, which is exactly the kind of detail that stops a payment under a documentary credit.
The four terms buyers actually use
| Term | Seller arranges | Risk passes | Fits |
|---|---|---|---|
| FOB (named port) | Export packing, inland haul, export clearance, loading on board | When goods are on board the vessel | Buyers with a forwarder; L/C transactions; the most transparent basis |
| CFR / CIF | FOB plus ocean freight (CIF adds insurance) | Still on board at origin, not at destination | Buyers who want one number to a port without managing freight |
| DAP (named place) | Everything to the named place, not unloaded | At the named place, ready for unloading | Camp projects where the buyer wants the boxes at the gate |
| DDP | Everything including import duty and taxes | At destination, duty paid | Rare; requires the seller to be able to clear customs in the destination country |
The CIF trap
CIF feels safest and is often the least safe. The seller books the freight, so the buyer does not control the sailing date or the carrier, but risk still passes at origin. If the container is damaged or delayed at sea, the buyer's remedy is the insurance policy — and a CIF policy is often minimum-cover under Institute Cargo Clauses C. Read the insurance clause, not just the freight number.
CFR and CIF values also become the customs value at destination in most markets, which means freight and insurance get taxed along with the goods. On a heavy, low-value-per-kilo product like a container house, that difference is not trivial.
DAP is usually the honest "delivered" number
For camp projects, DAP to the project gate tells the buyer exactly what the delivery costs and where the seller's responsibility ends. Two details must be agreed in writing: who unloads (DAP does not include unloading) and what happens if the site cannot take a 40ft trailer — a common problem on remote camps where the last 20 km is unpaved.
Keeping the paperwork consistent
- One term, consistently, across quotation, proforma invoice, commercial invoice and bill of lading
- Named port or place spelled exactly as it appears in the credit, if there is one
- Freight and insurance shown separately where the credit requires it
- No partial shipment or transhipment language unless the routing genuinely needs it
Practical recommendation
If you have a forwarder you trust, buy FOB and control your own freight. If you do not, ask for both FOB and CIF, compare them against a freight quote you obtain yourself, and take the DAP number as the budget figure for the project. Whichever you choose, write it into the contract with the port named — an Incoterm without a place is an argument waiting to happen.
